Homes and condominiums in some stage of foreclosure accounted for 42 percent of all Broward County sales in the second quarter, a slight increase from a year ago, RealtyTrac Inc. said Thursday. In Palm Beach County, 37 percent of all home and condo sales in April, May and June were in the foreclosure process, up from 25 percent during the same period last year.Nationally, foreclosures accounted for 31 percent of all sales. Broward County’s housing market was one the brightest in Florida in July as home sales and prices rose from a year ago.The county had 1,087 sales of existing homes last month, up 8 percent from July 2010, the Florida Realtors said Thursday. The median price was $193,000, a 5 percent increase.Fort Walton Beach, Melbourne-Titusville and Sarasota-Bradenton were the only other Florida markets where both sales and prices increased. An encouraging sign for the South Florida housing market: The numbers of homes and condominiums for sale continue to shrink.Palm Beach County had 21,737 listings in July, down 23 percent from July 2010, according to Realtor.com.
